A. 悉尼大学附近如何租房

租房规矩:
押金Deposit,在你想入住,不能入住情况下,需要提前付的钱 ,确保你会入住。
磅金Bond,扣在房东手中,防止房客损害家具,提前搬走的保证金,一般2周到4周不等。
房租Rent, 就是费用了,一般分全包和share bill,看房东怎么讲了。
钥匙押金, 很多好点的公寓,钥匙是需要另外押金的,视情况而定。
房子都是有租期,一般分长期和短期, 长期一般3个月起,时间由双方而定,短期看情况而定。
房客搬走,一般要提前2周通知房东,否则房东可以扣房客磅金。
个别房子,即使房客不入住,提前定下来,如果空房,可能也需要支付一定房租,看具体情况而定。
租房攻略:
悉尼大学有多个校区,主校区Camperdown和Darlington距离市中心不远而且大巴交通方便,到CBD行车10-15分钟。如果是音乐学院、艺术学院等其它校区的话另当别论,因为有的校区实在是又远,交通又不方便。
一般租房位置尽量选则方便打工或者靠近学校的地方。主校区附近有较大的超市,也有餐馆数家,还算方便。校园附近有学校给留学生提供的公寓,管理严格,收费不低,但是需要提前数月申请。当然也可以入学后捡退房,不过全凭运气了。
悉尼的房子一般分为三种,House(独立屋),Unit(单元楼),Apartment(公寓楼)。Apartment类似于国内一般的住房,楼层都在五层或以上,有电梯,楼内干净整洁,保安设施齐全,条件优越,较好的还备有健身房,**池等,但是房租较贵,一间房间的房租都在每周$220以上。Unit也叫单元楼,一般都在三层左右,没有电梯,条件虽不及公寓楼,但对于普通的学生来说,已经比较优越。房租中等,每间房间在$150~$250每周。House则是条件一般,是木板房,多为一层到两层,房租最便宜,冬天较冷。此处再说一下Terrace,这是一种带小后院的两层复合房,里面的房间不大,采光不太好。
悉尼大学附近主要的区有Chippendale,Glebe,Newtown,这里的房子价格适宜,安全较有保障。Chippendale该区就在City旁边,从Cleveland Street步行15分钟就能到达悉尼大学和悉尼科技大,因此普遍受到学生的欢迎。Newtown该区多东南亚人,有较多的泰国餐馆,安全系数一般。Glebe区也可以,安全较有保障。
市中心附近一般选择Ultimo,Pyrmont和 City,很多学生是为了购物、娱乐方便。这里租房大多是高层公寓大厦。两房一大厅+厨房+洗衣房的套间是500-800澳元/周,有的学生喜欢share room,每人只需付150-170澳元。
以上区步行到悉尼大学校区一般是20分钟之内,住的远虽然物价比较便宜,但是悉尼交通费也是一笔不小的开支,住得远到学校读书等活动以及City兼职工作不是很方便。
请注意尽量避免租住Redfern区的房子,那里是土著区,是澳洲土著人聚居的区域,为保护土著人,Redfern区采用独立法律制度,对抢劫等行为的约束力较弱,因此,是悉尼安全系数最低的一个区,非常危险。安全很难保障,即便要租住在那里,天黑后请勿出门。
如果课程不紧张的话还是选择郊区来住比较好。悉尼大学附近没有城市火车站,因此有些环境优美安静的远郊区需要乘火车再转汽车,不是那么方便(从中央火车站Central Station到悉大步行要20多分钟)。郊区可以租公寓或者租当地人家的Villa别墅、Townhouse 花园洋房。为了练口语也可以找Homestay式的,住当地人家里,合用厨房、洗衣房。一般来讲,郊区的房租较便宜,不过悉尼的交通费挺贵,要权衡一下。
Ashfield 和Campsie:前者有悉尼的小上海之称,有大量的华人餐馆,华人生活方便。房租比市中心便宜,火车快车到市中心只需要10分钟,慢车要20分钟,公车到市内半个小时,所以是市中心各大学中国留学生的最爱。后者到市中心的距离与Ashfield相同。房租中低,购物方便。火车站也是大站,但是因为多阿拉伯人和越南人,安全系数偏低。
Croydon:Ashfield下一个区域,非常安静,风景伊人,安全系数高,多为澳洲本地人居住。但是由于Croydon的火车站为小站,没有快车,也没有大型的购物中心,因此住在该区的学生都要步行到隔壁Ashfield乘车或者购物,亦或选择乘坐公车。
Burwood:Croydon下一区域,较为繁华,华人和澳洲本地人都喜欢该区。该区也是比较安全的。交通方便:在悉尼的华人区里面,这两个站算是交通最方便的了,一共有4条火车线经过,不管是在MQ,SYDU,UNSW,UTS或者在CITY上课上班的朋友住在这里都很方便。购物方便:Burwood的华人商店买的东西都很便宜,尤其是TONGLI MARKET。
Hurstiville:购物方便,有WESTFIELD,MYER,COLES,WOOLWORTH,K-MART,TARGET,ALDI,还有很多中国人的超市,可以买到国内的商品,而且价格相对便宜。吃饭方便,有很多华人的餐馆,味道菜式都还蛮不错的。交通设施方便,首先是一个它大站,慢车28分钟可以到CITY,快车20分钟左右,有时高峰期还有超快车,十几分钟就可以到CITY了。环境好,安全,在HURSTVILLE生活的大多数都是中国人,所以环境比较安全,很少发生抢劫。
Strathfield:韩国人区。房租稍贵,但房子的条件较好。多韩国餐馆,购物方便。火车站为大站,交通便利。安全系数为普通偏低。
Sydenham:工厂集中区,房租便宜,环境一般。火车站为大站,距市中心近,但是安全系数偏低,又靠近机场,噪音较大。

B. 打算去悉尼留学读硕士,一年大概多少钱

去澳大利亚读研一年所有费用明细如下:
1、学校申请费
去澳洲留学时有一个申请学校的环节,在申请学校的过程中,要缴纳一定的学校申请费。目前澳洲八大名校的澳洲留学申请费是100澳币,其他的四星级学校有个别的需要缴纳申请费。
2、留学签证费
澳洲留学费用中,签证费是每个留学的学生、探亲的家长以及所有办理签证的人群所必须交的费用,这笔费用是直接交给使馆的,一般的缴费方式是提供信用卡信息。
3、留学公证费
去澳大利亚留学时,尤其是在办理澳洲签证的过程中,需要学生办理公证,每种公证书的价格不一样,我们所收取的价格都是根据公证处的价格收取的,并且不收任何手续费。
4、学费
去澳洲读研的费用是不一样的,一般情况下澳洲八大名校研究生的学费要高一些,在2万澳元/年以上,个别专业还要更贵一些。其他院校的费用一般不会超过两万,当然也有特殊情况,详情可以查看澳洲各所大学的官网。

这个区离CITY和悉尼大学比较近,还是不错的。以前因为靠近原住民区,有点乱,回酒吧、餐馆很多。现答在变得比较富于艺术气息,出租率很高。总体来说,区位置还可以,适合房产投资。自住的话,要看个人喜好了。那边公寓房比较多,年轻人多。

Science, art, and history
The Australian Museum opened in Sydney in 1857 with the purpose of collecting and displaying the natural wealth of the colony.[174] It remains Australia's oldest natural history museum. Religion
The indigenous people of Sydney held totemic beliefs known as "dreamings". newtown校区:train做到Mcdownaldtown,需要是all stop的慢车才会停,下车走2-3分钟就到。bus的话是线路和上面一样,走到教室大概5-8分钟。
第三个校区在西悉尼大学边上,主要就是一个图书馆,可以在那里借还书。

火车站:
悉尼大学主校区附近有三个火车站,其中离悉尼大学最近的火车站是Redfern Train Station,该车站距离学校约1公里,下车后沿着Lawson St和Abercombie St步行7-10分钟可到Camperdown/Darlington校区。

J. 悉尼 newtown 有什么好玩

那面好吃复得多。。有一制家甜品店 我不太记得名字了 但是里面的巧克力超级著名 一进店里有一个大机器全部都是融化的巧克力,然后店里的草莓巧克力也特别推荐。而且newtown station对面有一家叫做black star的咖啡店。 里面的草莓西瓜蛋糕特别出名,也推荐去尝尝。
